SIA 108

The Swiss Association of engineers and Architects (SIA) creates up standards and regulations applicable to the construction and planning sector in Switzerland. One of these regulations is published in Standard 108 and describes recommendations for service agreements and calculation aids for the remuneration of design services. The SIA performance model regulates the life cycle of a building in six phases and twelve sub-phases and defines the services and fees to be provided by engineers for each phase.

This Additional Feature provides an example implementation of SIA Standard 108 based on this order:

Based on certain input parameters, budgets for SIA phases are calculated and fees for engineering services in the HVAC sector are calculated.

Using the supplied template

1. Create a project (or select an existing project) and from the Actions menu select SIA Vorlage wählen, select the desired template (included) and confirm the selection with OK.

   

   The SIA 108 template creates the phases on the project, SIA phases incl. percentage for heating, ventilation, refrigeration and sanitary and an offer. If the information dialogue with Ja is confirmed, a building object is additionally created directly (see next point).
      
2. With one click on Ja directly opens the detail page of the building object. New object positions can be manually created on the building object via right-click or Menu Actions, or a Submission with predefined object positions can be selected from the settings:

   

3. Enter the amounts of the relevant object lines.

   

4. The construction cost of the object is calculated from the sum of the amounts you have entered on the object lines:

   

5. The entered amounts are automatically transferred to the Subphase SIA Phase folderphase and Phases Phasefolderphase, the fee budget is calculated according to the Percentages on subphases and the other key figures measuresee next point) and the SIA phases offer assigned Phase offerassigned
6. The other key measures can be found in the SIA information section of the offer. The fields are pre-filled with the supplied template and are for the most part specified by the SIA itself.

   

7. Once all the relevant data has been entered, the Fee budget calculated is calculated and displayed on the offer under Total. To print the offer, select the option Print Offerte SIA:

   

This creates a four-page PDF document with the following information:

1. An overview of the fee budgets of all SIA phases grouped per phase
2. All object lines with amounts and the total of the construction sum
3. Fee according to construction costs based on the key measures of section SIA
4. Partial services (shares of services) in %, quantity of hours and fee excluding VAT of the individual sub-phases

In addition, an Activity is created on which the offer is saved.

Calculation of the budget

Based on the amounts on the object lines of the building object, the budgets for the SIA phases are automatically calculated, which ultimately result in the bid sum.

Since the SIA information on the offer is required for the calculation, only those subphases can be calculated automatically, which are on a offer with valid SIA information. The offer should always be assigned to the subphases, not the parent phases.

Subphase

The subphases represent the sub-phases according to the SIA 108 performance model and are located in the SIA Phases folder. The budgets on the subphases are calculated on the basis of the following parameters:

• Amount of the construction cost
• Percentages of performance
• Further SIA information (on the offer)

The subphases appear in the SIA Phases folder due to the activated checkbox SIA Berechnung.

Phases

The phases folder contains the parent phases with the codes 1-6 according to the SIA 108 performance model. Each phase is assigned subphases with the respective matching two-digit codes such as, for example, parent phase 5 Implementation with the subphases 51-53.

Create a new project template

1. Create a new project, set it to inactive (so that it does not appear in the time tracking) and select the project type Vorlage. As a result, it will appear in the settings in the Project Templates folder:

2. Create the phases parent phases) in the phases folder and set them to inactive.

3. Subphases must now be created on the phases, which represent the SIA phases.
4. Create the subphases via New > Project phase on the parent phase.
5. Set the subphases to fixed price, activate the checkbox SIA Berechnung on the More Info page and enter the corresponding percentages if necessary. Activating the checkbox creates the SIA Phases folder in which the subphases are saved. For a project template to appear as an SIA template for selection, the project must contain at least one subphase with the checkbox activated.

   

6. Create a offer on the project.
7. Assign the subphases via drag & drop or in the list of the SIA offer phases to the quotation:

   

8. By activating the checkboxes on the subphases, the sections SIA information and Amounts appear on the offer.
9. Fill in the fields in the SIA Information section of the offer.
10. The new template is now available as an SIA template.

Create a new building object template

In the folder Settings > Projects > Templates Building Object new building object templates can be created. To do this, select New > Building Object. By right-clicking on the object, the corresponding object positions can now be created:
